Cleaner at work on an open-plan office floor in London

Written specification

Every contract starts with a room-by-room specification agreed with you. It is what the price is built from and the audit is checked against.

Fixed teams

The same named people attend the same building. Security knows the faces and the team knows the floor.

Inspected on a fixed cycle

A supervisor walks the building against the specification on set dates and writes up what was found, in a form you can hand to a landlord or a board.

Worked around the building

Evening, early morning, overnight or daytime, to the hours and access rules the building actually has.

How it works

Specification, team, audit.

Specification

A site visit, then a written specification listing every task, every room, every frequency, the products, the hours and the access rules. Priced from that, not from a rate card.

Team

A fixed team is mobilised with passes, inductions, keys, alarm procedures, stock and equipment on site before the first shift. Cover for absence is arranged in advance.

Audit

A supervisor inspects the building against the specification on set dates. Anything found is logged, put right on the next visit and reported to you in writing, and the task or frequency is reviewed if it was the specification that was wrong.

Areas we cover

London, area by area.

Every part of London asks something different of a cleaning contract. A City tower runs on pass lists and booked goods lifts. A Soho post-production house runs overnight. A Hackney arch has no vehicle access at all. We write about each area separately, with the building stock, the hours and the access rules that actually apply there.

The group

The cleaning division of Guardian Management Group.

Commercial Cleaning London is the commercial cleaning division of Guardian Management Group, the London facilities and building services group, and sits alongside Commercial Floors London and Scan Surveys under the same management. Cleaning can run on its own or inside a wider maintenance contract through the group, and where a job needs a floor replaced rather than cleaned, or a building surveyed rather than serviced, the sister divisions handle it without a new procurement.

About Commercial Cleaning London

Before you enquire

Questions before you enquire.

Which parts of London do you work in?

Greater London, all of it. The areas page lists the districts we write about in detail, from the City and Canary Wharf to Croydon, Ealing and Richmond, but a building outside those still gets a quote.

Do you clean outside office hours?

Yes. Most commercial cleaning happens in the evening, early morning or overnight, to the hours the building keeps. Daytime cover for washrooms, kitchens and reception is available where a building wants it.

Can one contract cover several sites?

It can. Multi-site contracts run with one specification adapted per building, one reporting line and one invoice, with hours and priorities agreed per site.

How do you keep the standard from slipping?

The specification is written down and a supervisor inspects the building against it on a fixed cycle. Anything found is recorded, corrected on the next visit and reported to you, and the task or the frequency is changed if the specification itself was wrong.

Do you supply washroom consumables and sanitary units?

Yes, inside the cleaning contract or on their own. Soap, paper, sanitary units, air care and daytime checks can all be managed so nothing runs out.

Fourteen more, taken from what buyers ask on the trade and business forums, from hourly rates and TUPE to dilapidations, are answered on the questions page.

Tell us about the building.

Floor area, how many people use it, how many washrooms and kitchens, the hours you keep and where it is. We will visit, write the specification and price it from that.
