Commercial Cleaning in Stratford
Stratford is a new office district built around the Olympic Park, with tall glass buildings, a university campus, a technology and broadcast campus and a very large shopping centre. Almost everything is estate-managed and almost everything is glass. We clean offices, campus buildings, retail, hotels and venues across E15 and E20.
The International Quarter beside the station is a cluster of large new office buildings let to public bodies, financial services and corporate occupiers, with ground-floor retail and a public realm managed to estate standards. To the north, the former press and broadcast centre has become a technology and creative campus with studios, labs and offices in very large floorplates. University buildings, a museum and cultural venues are growing on the park’s eastern edge. All of it is post-2012 construction: full-height glazing, exposed services, hard floors and big receptions.
Cleaning new-build offices is a different discipline from cleaning converted stock. The floors are large and repetitive, which rewards a well-planned evening clean with the right machinery, but the glass is everywhere and shows every mark. Receptions are double-height and busy, washrooms are high-volume, and landlords expect a documented standard because they have a building to sell to the next tenant. Sustainability reporting is common.
The retail and leisure layer is enormous. The shopping centre trades late seven days a week, the stadium, aquatics centre and arena bring event crowds, and hotels around the station run at full occupancy on event nights. Retail units are cleaned after close, often past midnight; venue and hotel public areas are cleaned around events. Old Stratford, with its high street, market and older commercial buildings, sits beside all this and behaves more like a traditional town centre.
Access is planned rather than improvised. The estates run contractor registration, loading schedules and waste rules, and the campus buildings have their own inductions. Transport is comprehensive: Stratford station carries the Elizabeth line, Jubilee, Central, DLR, Overground and national rail, so any shift can be staffed. Hackney Wick and Canary Wharf are the neighbouring pages.

Access, hours and building rules.
- Estate registration. The park and the office estate run separate contractor processes. Both are completed before mobilisation.
- Glass everywhere. New-build floors show marks on glazing and partitions immediately. Glass is in the daily specification, not the periodic one.
- Event nights. Stadium and arena events change traffic, access and hotel occupancy. Shifts and deliveries are planned around the calendar.
- Landlord reporting. New buildings come with landlord standards and often sustainability targets. The contract reports against both.

Stratford questions
Questions from businesses in E15, E20.
Do you clean the large new office buildings near Stratford station?
Yes. Large modern floors are cleaned in the evening with machinery suited to hard floors and carpet tiles at scale, with reception and washroom cover through the day. Glass partitions and glazing are part of the daily specification because they are what a new-build shows first.
Can you work around events at the Olympic Park?
We do. The event calendar is built into the roster, so deliveries avoid crowd times, hotel and venue cleaning is timed to the programme, and retail cleaning starts after the late closing that event nights bring.
Does the page cover Old Stratford and the high street?
Yes. The older town centre, the market and the commercial buildings along the Broadway and High Street are covered alongside the park estates. They are cleaned more like a traditional town centre, with stairs-only access and small floors, and the contract is written for the building you are in.
Can you do the builders clean and sparkle clean for a new office fit-out near Stratford station?
Yes. Fit-outs in the International Quarter follow the same three-phase pattern as any construction handover. The builders clean removes construction dust, adhesive and protective film once trades finish; a re-clean follows snagging; the sparkle clean is the presentation clean immediately before handover. Cleantalk contractors put a sparkle clean at around forty per cent of what the builders clean costs, and one quoted about £15 per square metre for the two together in 2017. Each phase is signed off in writing because disputes on builders cleans usually turn on who cleaned what and when. Estate registration is handled before the first phase.
What does carpet and hard-floor cleaning cost per square metre on a large Stratford floorplate?
Cleaners on the Cleantalk trade forum quote maintenance carpet cleaning at roughly £1.50 to £2 a square metre, restoration work at £2.50 to £4, sheet vinyl and lino at £3 to £5.50, hard floors at £6 to £8 and £12 to £15 where a new seal or dressing is applied. Minimum charges apply to small areas. A post-2012 floor in E20 is large and repetitive, so the rate per metre falls but the machinery and the goods-lift booking matter more. We measure the floor, name the finish and quote per job.
