A contract is a specification with a team attached.

Contract cleaning is the ongoing agreement: a building cleaned on a fixed schedule, month after month, to a standard both sides have agreed in writing. It differs from a one-off clean in that the value is in consistency. The same tasks, the same team, the same standard on the fortieth visit as on the first.

We hold cleaning contracts for commercial premises across London. Some are offices, and those have a page of their own. Many are not: retail units and shopping parades, schools and nurseries, GP surgeries and dental practices, gyms and sports centres, warehouses and light industrial units, and mixed-use blocks where the ground floor trades and the upper floors are let.

Each building type has its own priorities. A school cares about the toilets and the dining hall by lunchtime. A gym cares about the changing rooms and the equipment touch points. A warehouse cares about the welfare block and the office pod. The specification is written for the building in front of us.

What sits inside a contract.

A contract usually starts with the routine clean and grows to take in the tasks that were being bought separately: washroom consumables and sanitary services, periodic deep cleans, carpet and hard floor care, internal and external window cleaning. Bringing them under one agreement means one invoice, one contact and one audit trail.

Contracts are priced on the hours needed to deliver the specification, not on a rate card. If the building changes, if a floor is let or a room is repurposed, the specification and the price are revisited rather than quietly left to drift.

A team assigned to the building and briefed on its access, safeguarding and security requirements before the first shift.

Supervision and audit

Checks on a rota, recorded and shared. A standard that slips is found by us before it is found by you.

Materials and equipment

Cleaning chemicals, machines and colour-coded equipment supplied and maintained. Safety data sheets on site.

Add-on services

Washrooms, deep cleans, floor care and windows on the same contract, scheduled and invoiced together.

Monthly review

A short review of what was found, what changed and what is coming up on the periodic rota.

Contract cleaning questions.

What is the minimum contract length?

We work to rolling agreements with a notice period rather than long lock-ins. The specification and the price are set out in writing before anything starts.

Can you take over from an existing cleaning contractor?

Yes. Where staff transfer under TUPE we handle the process properly, and where the building needs a baseline clean before the new specification starts we schedule one as part of mobilisation.

Do you hold contracts outside office hours?

Most cleaning happens outside the hours the building is used, so evenings, early mornings and weekends are the normal pattern. Daytime cleaning is arranged where a building needs it, such as a school or a clinic.

Can one contract cover several sites?

Yes. A portfolio of shops, a group of surgeries or several blocks for a managing agent can run under a single agreement with consistent standards and consolidated invoicing.

Are your staff vetted?

Staff are right-to-work checked and inducted on each site. Where a building requires enhanced checks, such as a school, we arrange them before the team starts.
