A lease ends on a date. The clean has to be done by then.

Commercial end of tenancy cleaning is different from the domestic version. The spaces are bigger, the lease has a yielding-up clause that says what condition the premises must be returned in, and the date is fixed. Miss it and the dilapidations conversation gets longer.

We clean commercial premises across London at the end of a lease for outgoing tenants, and before a new letting for landlords and agents. Offices after the furniture has gone, shops after the fit-out has been stripped, industrial units after the racking has come down. The brief is the same: hand it back in the condition the lease requires, on the day.

What an end of tenancy clean covers.

  • All floors: carpets extracted, hard floors machine cleaned, adhesive and marks removed where possible
  • Walls, skirtings, doors, frames and switches wiped down
  • Kitchens and tea points cleaned inside and out, appliances included if they stay
  • Washrooms descaled and sanitised, fittings polished
  • Internal glass, partitions and window frames
  • Blinds, light fittings, vents and high-level surfaces dusted
  • Ceilings and grid inspected, marks and dust removed
  • Rubbish, packaging and leftover items removed from the premises

Where the lease requires it, the clean is done alongside the strip-out or the making good so the premises is handed back in one visit rather than three.

For landlords and agents: the pre-let clean.

The same service in reverse. A unit that has been empty, a floor that has just been refurbished, a shop between tenants: cleaned so it shows well at viewings and is ready on the day the new lease starts. Dust from building works, marks from the previous occupier, a washroom that has sat unused for six months.

Agents often need it at short notice. We hold capacity for that, and the scope is short enough to agree in a phone call and confirm by email.

How much notice do you need for a commercial end of tenancy clean?

As much as you can give, but short notice is common and we plan for it. A small office or shop can usually be scheduled within days; a large floor needs longer to size the team.

Does the clean need to happen after the furniture has gone?

Ideally, yes. Cleaning around desks and stock means cleaning twice. We sequence the visit after the strip-out, or clean in phases as areas are emptied.

Will the clean satisfy a dilapidations schedule?

Cleanliness is one part of a dilapidations claim and we clean to the standard the lease describes. Repairs and decoration are separate matters; the group can arrange those through its maintenance arm if you need them.

Do you clean units for landlords between tenants?

Yes. Pre-let and viewing cleans for landlords and agents are a regular part of the work, often at short notice.

Can you remove leftover furniture and rubbish?

General waste, packaging and small items are cleared as part of the clean. Larger furniture removal can be arranged; tell us what is left and we will include it in the scope.
